Project Management Services

Overall Objective

Site Investigation

  • Market identification confirmed
  • Broker selection, broker commitment letter, preliminary market survey submitted/reviewed
  • Location options identified, request for proposals
  • Site visits, site analysis, lease analysis, summary review
  • Site selection, due diligence, ADA/hazardous material review
  • Business terms negotiated, signed letter of intent


  • Assemble project costs, funding document to client
  • Review proposed project to client objectives
  • Project approval

Lease Negotiation

  • Review of prospective landlord/client lease
  • Preliminary lease review identified to a lease checklist
  • Finalize lease negotiations; coordinate tenant and landlord attorney comments
  • Confirm lease execution process and confirm all documents signed including lease commencement memorandum

Design Development

  • Architect/engineer selection, qualification process
  • Detailed programming with architect assistance
  • Coordinate development of design documents, block plan, space plan, construction/engineering documents, tele-data wiring documents
  • Detailed review of construction/engineering documents with suggestions for potential value engineering opportunities
  • Coordinate regulatory and landlord approvals
  • Coordinate technology requirements relative to computer/server room planning

Owners Representation and Process Management

  • Contractor pre-qualification and review
  • Target budget review, and coordinate contracts bid list and invitation
  • Bid review, comparison submitted to client with recommendations
  • Identify value added alternates for savings opportunities
  • Chair regular project meetings and publish minutes of meetings
  • Review submittals, logs, and change events for client approval
  • Scrutinize change orders and control costs to budget and schedule
  • Coordinate all vendors and contractors with client, landlord and building management
  • Resolve and mediate construction conflicts on behalf of client
  • Review and approve all pay applications for client's approval


  • Review existing workstation and furnishings and provide recommendations
  • Budget review and cost analysis
  • Qualify furnishings dealer, manufacturer and bid negotiate contracts
  • Coordinate furnishings plan, design development and finish boards
  • Specification coordination and review
  • Delivery, installation and punch list coordination
  • Client required signage
  • Plants, artwork and accessories coordinated for client requirements

Relocation/Move Management

  • Develop move strategy, phasing and schedule
  • Move requirements and services determined
  • Mover qualification and selection
  • Move plans developed and move coordinators selected
  • Conduct weekly move coordinators meeting with client's team and vendors for information gathering and resolving issues; publish meeting minutes
  • Prepare detailed move package including packing instructions, scheduling, and weekly checklists
  • Onsite move management during move process and help desk coordination
  • Landlord coordination, site preparation and site condition review
  • Final walkthrough with client, establish punch list


  • Confirm final payments are delivered, final documentation of finished project to client
  • Turn over project files to client with lien releases and actual costs identified
  • Follow punch list items to completion
